CLEANING: Unit will be delivered to GUESTS in a clean and sanitary condition. Upon vacation of Unit, GUESTS will deliver the Unit in the same condition. The property owner conducts an Inspection of the Unit on GUESTS departure to ensure the proper refund of the deposit. Your cleaning fee covers the basic cost for light cleaning and laundry service. If GUESTS do not return the Unit in the same condition as found, an additional charge will be deducted from the Damage Deposit at the rate of $20.00 an hour for cleaning. Badly soiled or stained carpets or upholstery, linens, excessively dirty ovens or stove tops, dirty BBQ grills, dirty dishes, and excessive trash are all subject to the hourly fee as charged by the cleaning service, and rates established by our preferred carpet cleaning Co.
Return of Security/Damage Deposit: This deposit is returned in full, 10 days after GUESTS departure. If damage occurred or cleaning exceeds light cleaning, within three weeks after GUESTS vacate the premises, the Property Manager will send GUESTS an itemized statement indicating the amount of original damage deposit received, the amount being returned and why any of the original damage deposit was withheld. No interest will be paid on the damage deposit. Any additional charges such as directory assisted calls or movies ordered via Comcast will be deducted from this deposit as well.
Lost Key Fee: $25 will be deducted from the deposit for any key not returned.
CONDITION OF UNIT: GUESTS shall, on arrival, examine the Unit, all furnishings, appliances, and fixtures, and shall immediately report if any are not in operating condition or are in disrepair. Reporting repairs does not give GUESTS the right to cancel this Agreement or receive a refund of any payments made.
NO SMOKING: If smoking occurs in the Unit, GUESTS are responsible for all damages, GUESTS and all others may be required to immediately leave the Unit, or be removed from it, GUESTS are in breach of this Agreement, and GUESTS forfeit their right to return of deposits and rental payments.
MAINTENANCE: GUESTS shall properly use, operate and safeguard the Unit including, furnishings and appliances, and all mechanical, electrical, gas and plumbing fixtures, and keep them clean and sanitary. GUESTS shall immediately notify the Property Manager of any problem, malfunction or damage. GUESTS shall pay for all repairs or replacements caused by GUESTS, excluding ordinary wear. GUESTS shall pay for all damage to the Unit as a result of failure to report a problem, malfunction or damage in a timely manner. GUESTS shall pay for repair of drain blockages or stoppages, unless caused by defective plumbing parts or tree roots invading sewer lines.
ENTRY: The Sweet Orange representatives/staff have the right to enter the Unit, at any time, for the purpose of making necessary or agreed repairs, alterations, improvements, for maintenance, or to supply necessary or agreed services.
PERSONAL PROPERTY AND INJURY: GUESTS personal property, including vehicles, are not insured by Owner or protected against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner does not insure against personal injury to GUESTS due to any reason other than the condition of the Unit. GUESTS agree to indemnify, defend and hold harmless the Owner, representatives and staff from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to GUESTS or their personal property.
PETS: All pets must comply with the following specifications (Documentation from an accredited veterinarian must be provided by Guest upon request)
a. May not exceed thirty (30) lbs.
b. Must be at least one (1) year of age or older.
c. Must be spayed or neutered.
__________________________1. Guest is responsible for cleaning up any/all pet refuse.
2. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
3. Your pet must be clean and flea-free upon arrival.
4. Pet will not damage premises. If damages are caused, the cost of the damage may be deducted from security/damage deposit.
5. Guest should prevent pet from producing excessive noise at a level that disturbs neighbors. Disruptive, continual barking may terminate your stay.
6. Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
7. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
8. Barking dogs left in your absence may need doggie daycare, a petsitter, or walker. These services are available.
